Their terrible reputation is well-deserved. They don’t answer calls, they don’t answer emails, and they don’t update your address when you request it several times. Their communication is absolutely the worst and they’re the most incompetent property management company I’ve ever dealt with.

Don’t accept credit cards? Don’t use email? What century are they living in? Like many others, they claimed they didn’t receive my check in time and required another $100 to “expedite” the request. What a racket!

I live in East Lake Village. APM is the worst HOA to deal with. They are unprofessional, inconsiderate, and crooks. If you try to reach out to anyone there, good luck. If I could rate this 0 stars I would. I will be moving out soon, can’t wait.
Everyone is very professional, responsive, and easy to work with. They’ve worked with many of my clients and always make them feel comfortable. I highly recommend!
They try to control all situations to fit their needs. I filed a law suit against our association and the lawyer they use didn’t get what the lawsuit was about. They are not above the law and can be made accountable. Do not be afraid to stand up against them.

Called today to ask basic questions since they have taken over Heritage Oaks as the property management company. Their hours are 9-4…. So I guess a regular working person can never call them. How do you service sommany properties and not have any extended hours. Most people in this community work.

Advantage manages 2 associations that I own property in, we enjoy working with our new property manager Robert P. They always do a perfect job with our financials and budget . The communities are always so clean and maintained. We love living here !

The absolute worst. I tried to get a 1099 from them for 2 months. I was promised a call from the owner over a week ago. The 2.2 rating is bad but the handful of friends/family that rate them 5s are what keep it above 2. They are horrible.
Since Alvaro Betancur has taken over running Ocean Towers,things have run very Smoothly. He is very concerned about the people and having things done in a Timely fashion. I am very pleased we have him as the manager of our property.!
Al has been great, responsive and professional at all times. The place is looking great with constant upgrades. The minor damage from hurrcane Nicole was fixed very quickly. Overall pleased with service.
I feel that Alvaro Betancourt and his team are doing a great job in Ocean Towers. I can see a very proactive work in the day to day tasks and also always looking for something else to do improve the community. Congratulations to the team and keep up the great work.

Management company gets a lot of flack from the public, but I think most of it is a result of HOA’s that hire them. They do a decent job overall.
